Work Party Fall 2008 Recap

Brothers,

This fall we completed the third annual Work Party, with the co-operation of both the Actives and the Alumni. First of all I would like to thank all of you that gave of your time, talent, and money, allowing us to make the work party a success. The work party was incredibly productive and the house is looking better than I have ever seen it and better than Alumni from the 70's through the 90's ever remember it looking as well. We are making tremendous progress toward the revitalization of our chapter house.

Brother's of the 1970's led the fund raising efforts for the third year in a row, raising a total of $7,025, approximately 45% of the total amount raised. The classes of the '90s and the '00s rounded out the top three, falling in 2nd and 3rd respectively. A total of 90 brothers donated money to the cause, ranging in class years from 1957 to 2008. This year also saw the first in memoriam gift, donated by a number of brothers from the 70's in memory of our late brother Ken "Snags" Sullivan who entered the chapter eternal in 2001.

Projects Completed:

Living Room

Work began on the living room first thing Saturday morning. The ceiling had been damaged in a couple areas and was in need of re-taping in a few others. After patching had been completed the entire living room, including the walls, ceiling, and trim were re-painted. Molding was then added around the the walls, near the ceiling.

Library

Early Saturday morning a crew began taking down the acoustic tile ceiling. After the old ceiling was down it was then replaced with a nice drywall ceiling. The old chandelier that had been moved from the living room into the library some time in the 1980's was then replaced.

Conservatory

The tile floor in the conservatory had seen better days and was in much need of replacement. The existing floor was covered with a thin layer of plywood and then a new vinyl tile floor was laid.

First Floor of the New House

Two years ago we replaced the tile floor in the party room. This year it was time to replace the tile in the rest of the first floor of the addition, starting in the fire tower and continuing into the bathroom.

New House bathroom

Last year a ceramic tile floor was put down in the new house bathroom. This year it was high time for a fresh coat of paint to show off the impressive floor.

Garage

Electrical Service to the garage via the original underground feed was severed a few years ago. A temporary replacement had been strung up from the New House across the driveway to the garage, but this was knocked down a year or so ago by a tall delivery truck. This year a trench was dug from the Old House to the garage and PVC conduit was laid for the entirety of the distance, carrying both electric and Ethernet. The electrical service was then run off of one of the two primary breakers in the old house and into a new sub-panel in the garage. Electrical service to the garage is now fully restored. The active chapter is currently looking into making use of the Ethernet, installing security cameras in the garage to monitor the property after a string of car break ins in the local neighborhood, including some in the chapter parking lot.
Over a number of years the level of soil around the garage had risen to the point that it completely covered a number of the clapboards on the side and back of the garage. This had caused some rotting to take place and required the replacement of a couple of rows of clapboard, replacement of some of the framing at the base, and the removal of approximately 18 inches of dirt.

Outside chapter house

Gravel was placed around nearly the entire perimeter of the chapter house in order to prevent soil from splashing up onto the side of the house during heavy rain.
The original New House entry stairs were replaced by a new set of pre-cast concrete steps.
The water spigots under the Old House porch and at the garage had both burst due to freezing. These spigots were replaced with a new one under the conservatory windows and one under the library window. Both new spigot locations prevent the need for running copper pipe outside of the house where a danger of freezing would occur. As an extra safety precaution both new spigots were made easily drainable inside the house during the winter.
The broken combination lock on the firetower door has been replaced with a new one.

Landscaping

Trees at the back of the parking lot and the front hedge was trimmed. The entirety of the sidewalk was edged.

Basement

Due to some moisture problems caused by a leak in the basement a few years ago some mold had begun to grow in the room known as the dungeon. As the dungeon has not been lived in in many years the decision was made to gut it and remove all of the sheet rock. The dungeon is now clean and mold free, although it will probably always remain dank and dark.
